Overview
The Denman Prospect, Stage 2E subdivision project is situated between the existing development at Denman Prospect and Uriarra Road. The project consists of two hundred and twenty-four (224) residential blocks and nine (9) multi-unit blocks originally planned to be rolled out over 4 substages. Through early engagement with the client an accelerated timeframe of 15 months was agreed and included in the contract with all stages to be delivered simultaneously.
The project involved the management of many complexities including a large amount of site erosion and degradation to be remediated, coordination of existing trunk services, high value heritage areas, live waterways feeding the Molonglo and proximity to existing residents. These complexities were managed by Wodens, the superintendent and client in a positive and collaborative environment resulting in best for project outcomes. This is reflected in the quality of the development meeting and exceeding expectations.
The earthworks component was a complex challenge with remediation as per geotechnical advice being required. The existing surface had eroded extensively, and large areas had to be removed and replaced with suitable material. Instead of undertaking normal bulk earthworks operations, Wodens had to utilise a targeted method slowing normal earthworks production. During the earthwork’s operation, over 55,000 tonnes of surplus had to be removed from site. This operation had to be managed carefully
with over 10 trucks running daily for several months.
The project also offered a number of opportunities to demonstrate Wodens commitment to high quality outcomes over and above standards. Works items such as the 50m long two-tiered retaining wall, high quality streetscape and landscape designs and open spaces were built to match precedence set by the existing development at Denman. In all cases Wodens and our subcontractors delivered to the standards with a very low number of defects raised by the client.
Safety was well managed on the project with great results recorded from project audits. The proactive effort from our management team resulted in a very low number of incidents recorded and no LTIs. This is a testament to the experience and strong culture of safety Wodens have fostered and applied to the project works.
The team successfully managed the construction program through challenges associated with one of the wettest years on record, Covid 19 and the resulting dynamic industry conditions. Wodens were able to do this through sound planning, working with industry partners (both suppliers and sub-contractors) and having an agile work force. Capital Estate Developments and the Airport group have very high standards for safety and quality both of which were met and, in some cases, exceeded. Ultimately the project was delivered on time, on budget and above the standards set by the client.
