Overview
Stage 1C of the Jacka Estate development comprised of 116 single residential blocks and one multi-unit block.
The project involved a highly coordinated civil and landscape construction effort, requiring careful management of multiple contractor interfaces with adjacent stages. Shared key subcontractors, particularly those responsible for earthworks, were coordinated across overlapping scopes to maintain efficiency and continuity. Delays in service authority approvals posed challenges, but proactive mitigation strategies ensured minimal impact to the program.
Stormwater management was a major technical focus, with the site positioned downstream of two concurrent stages and influenced by more advanced upstream hydraulics. Environmental considerations were paramount, with the site located near a creek and adjacent ponds. Approved extraction of on-site water from these ponds supported earthworks and road construction, while serrated tussock weed spraying was undertaken to manage invasive species.
Playground construction was managed with foresight, including early procurement of key imported materials such as seating, which enabled timely delivery. The electrical network presented a complex interface between substages, requiring detailed planning and execution to ensure seamless integration. A large Gross Pollutant Trap (GPT) was constructed with cast in-situ concrete works, adding to the technical complexity of the stage.
Extensive controlled fill was placed across the site, with all fill under blocks and roads compacted to Level 1 standards to ensure long-term stability. Sewer infrastructure works included critical grade construction and multiple connection points, further contributing to the complexity of the stage.
